Club Punta Mita Access Fee 2026: What Rental Guests Pay and Get

If you are renting a villa or condo inside Punta Mita for a stay beginning on or after 6 January 2026, there is a new charge you should know about before you book. Club Punta Mita now applies a one-time access fee per person for rental guests. It is not a nightly resort fee, and it is not charged by the villa owner – it is levied by the resort, and it replaces an arrangement that used to cover renters automatically.

This guide sets out what the fee is, who pays it, what it gets you, and the handful of practical details that catch people out. The figures and rules here come from Club Punta Mita’s own owner notice and the Punta Mita HOA rules issued with it.

What changed, and why

Until the end of 2025, a Punta Mita homeowner held an annual Club Punta Mita membership, and that membership extended to whoever stayed in the residence – the owner, their guests, and paying renters alike. A guest renting a villa inherited the owner’s club access as a matter of course.

From 6 January 2026 that stopped. Memberships now cover the owner and their personal guests only, and only when the owner, co-owner or listed extended family is actually present and accompanying them. A rented stay no longer inherits anything. Renters who want to use the club facilities pay a separate, one-time access fee.

The fee

It is a flat, per-person charge for the whole stay, covering up to 30 consecutive days. It is not per night.

A family of four with two children aged six and nine pays USD $213.44 for the stay. A group of eight adults pays USD $533.60. Because it is charged once rather than nightly, the fee matters far more on a long weekend than on a two-week stay.

Who pays, and who does not

The fee applies to vacation rental guests; to guests of a homeowner when that homeowner is not present; and to family members who are not listed as extended family in the property’s membership documentation.

It does not apply to homeowners and their guests when the homeowner is present and accompanying them, to extended family listed in the membership plan and their guests, or to co-owners and their guests when the co-owner is present and accompanying them.

In short: if you are paying to stay and the owner is not there with you, the fee applies.

What the fee actually gets you – and the part to check

The fee provides access to Club Punta Mita facilities in accordance with the membership type assigned to the residence. Residences carry different membership types – Premier Golf, Sport, or Residence Member – and the membership attached to the specific villa or condo you book determines what your access covers.

This is the detail most worth pinning down before you book. Two properties a few hundred metres apart can carry different membership types, and paying the same fee at each will not buy the same access. Ask what membership type the residence holds, and what that includes, rather than assuming the fee unlocks the whole resort.

One thing the notice is explicit about: there are no minimum consumption charges at the Surf Club, Sufi Ocean Club, Pacifico Beach Club, Kupuri Beach Club or Bahia Beach Club when open. You are not obliged to spend a minimum once you are through the door.

It is paid before you arrive

The fee must be paid in full prior to arrival. The process runs through the owner or property manager, not the guest directly: once the Use of Unit documentation is submitted to Club Punta Mita Administration, a secure payment link is issued and sent to the homeowner or property manager.

That person then decides whether the fee is absorbed by the homeowner or passed on to the guests. This is why the answer varies from property to property. Some owners fold the access fee into the rental rate so guests arrive to seamless access; others do not, and the guest pays it separately. Neither is wrong, but the two produce very different arrival experiences, so it is a fair question to ask of any Punta Mita rental before you commit.

Two access cards per stay

This is the detail that surprises people. Payment confirmation produces two Club Access Cards per stay – not one per guest. The cards are issued against the written guest declaration submitted by the owner or manager. Additional or replacement cards cost MXN $250 each.

For a couple this is a non-issue. For eight people in a four-bedroom villa planning to split between the beach club and the golf course on the same afternoon, it is worth planning around, and worth raising with your property manager in advance.

Collecting the cards

Cards are collected from Club Punta Mita Membership Services at the Punta Mita Properties Offices.

• Monday to Friday: 9:00 to 14:00, and 15:00 to 18:00
• Saturday and Sunday: 10:00 to 14:00, and 15:00 to 17:00

If you land late on a Saturday evening, the office is shut until Sunday morning – something to factor in if your first morning was going to be a beach club morning.

Cancellations and misuse

Cancellations may be eligible for reimbursement, subject to internal policies and the status of the reservation. It is not automatic, and it is handled through the property manager.

The resort also polices the declaration. If an irregularity is identified, the first occurrence brings a written notice to the homeowner and property manager; a second occurrence means Club Access Cards are not issued to vacation renters at that property for two weeks. In practice this means the guest list submitted needs to be accurate.

The community rules that go with it

The access fee arrived alongside a restatement of the Punta Mita HOA rules. The ones guests most often run into:

• All guests must be pre-registered with the HOA before arrival.
• Members must accompany invited guests to the beach clubs or the clubs are entitled to refuse entry. This applies to a homeowner’s invited guests rather than paying renters holding access cards, but it is the reason a card and a declaration matter.
• The gym charges its own fee. Users register at reception on arrival and pay the corresponding rate – the access fee does not cover it.
• Golf dress code is enforced, for players and spectators, and the course is for golfers only.
• Golf carts: minors may not drive them, a valid licence is required, and the speed limit inside Punta Mita is 40 km/h.
• Quiet hours begin at 22:00.
• Walking and jogging belong on the recreational paths – not the road or the golf course – and dogs stay on a leash in common areas.

Breaches run through a disciplinary process: a warning letter first, then a 24-hour suspension of club amenities for the whole party on a repeat, then 72 hours, then referral to the Disciplinary Committee.

What to ask before you book

Four questions settle almost everything:

1. Is the Club Punta Mita access fee included in the rental rate, or charged separately?
2. What membership type does this residence hold, and what does it cover?
3. How are the two access cards handled for a group of our size?
4. Who submits the guest declaration, and by when do you need our guest list?

None of this makes Punta Mita a worse place to stay. The beach clubs, the two Jack Nicklaus courses and the rest of the resort are exactly as they were. It simply means the access that used to arrive silently with the villa now has a price, a paperwork trail and a deadline – and the properties whose owners handle it for you are quietly worth more than the ones that do not.
