Beachfront, oceanfront, beach access — we use the words precisely

Three phrases get used interchangeably across Punta Mita listings, and they buy you three different mornings. Beachfront means the villa sits on sand: you step off the terrace onto the beach with nothing in between. Oceanfront means nothing is built between you and the Pacific, but the shoreline below is rock rather than sand. Beach access means a short walk or cart ride to a beach club or a shared beach entrance.

This collection holds all three, because all three put you on the water — but they are not the same product, and roughly half the homes here are on true sand. Every villa page states which of the three applies to that property. A photograph shot from a flattering angle can make a rock shelf read as a beach; the label on the page will still tell you the truth.

Which communities actually have the sand

Ranchos holds the largest concentration of true beachfront homes, and they are the biggest estates on the peninsula — five to ten bedrooms with full resident staff. Hacienda de Mita is the outlier, and the one worth knowing about: its beachfront residences are four-bedroom condominiums sleeping eight rather than estates, which makes them by some distance the most accessible way to actually be on the sand in Punta Mita.

La Punta Estates, at the tip of the peninsula, mixes beachfront and oceanfront on elevated lots with the widest panoramic Pacific views inside the resort. Kupuri has a similar mix, with direct access to the Kupuri Beach Club. Four Seasons adds villas that carry resort amenity access. Single beachfront homes also sit in Lagos del Mar, Las Marietas, Las Palmas and Paradise Coves, with oceanfront homes in Porta Fortuna, El Banco and Corral del Risco.

What being on the sand costs

The collection runs from three to ten bedrooms and sleeps up to 24. Rates span a very wide band — a four-bedroom beachfront condominium and a staffed nine-bedroom estate are different orders of magnitude — and the larger homes are quoted against your dates rather than listed, because season and staffing move the number more than the villa does.

The trade-off is consistent, and worth knowing before you shortlist: for the same budget, a beachfront home will be smaller than an ocean-view home a few hundred metres inland. That is the reason we keep the two collections apart. If space and value matter more to you than stepping straight onto the sand, start with ocean-view villas in Punta Mita instead.
