The widest choice on the peninsula — and why

Ocean-view is the largest collection in Punta Mita, and that is not an accident of labelling. The peninsula rises quickly behind the shore, so most communities sit on elevated ground with an open Pacific outlook and a short walk or cart ride down to a beach club. You trade the last hundred metres of sand for more house, more privacy and, usually, a wider horizon than you get standing on the beach itself.

Every beachfront villa also has an ocean view, so a number of homes appear in both collections. If direct sand access is non-negotiable, start with beachfront villas in Punta Mita instead — it is the smaller, more expensive list.

Where the ocean-view villas are

They span every community inside the gates. Las Marietas and El Encanto are contemporary condominium communities on elevated ground — well-sized for couples and small groups, and the easiest entry point to the resort. Kupuri and La Punta Estates are the estate end of the range, hillside homes with panoramic views over the water and the peninsula’s most private positioning.

Ranchos brings the largest houses, several of them also on the sand. Porta Fortuna sits close to the water with beach access throughout and villas sized for a family or two couples travelling together. Hacienda de Mita and Iyari suit guests who want the address and the view without an estate budget, and Lagos del Mar keeps the beach a walk away.

Size, budget and what the view is worth

The collection runs from three to twelve bedrooms and sleeps up to 28 — the full width of what Punta Mita offers, and the lowest entry point of any collection on the site.

The practical advice we give most guests: decide first whether anyone in your group will genuinely walk onto the beach every morning. If yes, pay for beachfront. If the group’s day runs pool, golf, beach club, dinner — which is how most weeks here actually go — an ocean-view villa gives you noticeably more house for the money, and the view from an elevated terrace is the one people photograph anyway.

What does ocean view mean in Punta Mita?

It means the villa looks out over the Pacific but is not sitting on the sand — typically on elevated ground, with a road, another property or a stretch of landscaping between the house and the shore. Beach access is by a short walk or cart ride, usually to a community or resort beach club. Villas that sit directly on sand are labelled beachfront instead.

Is an ocean-view villa better value than a beachfront villa?

Usually, yes, if you measure value in space. For the same nightly rate an ocean-view home a few hundred metres inland will generally be larger, newer or more private than a beachfront one. This collection also holds the lowest entry point of any on the site, and the gap between the two widens sharply at the estate end.

Which Punta Mita communities have the best ocean views?

The elevated communities: Kupuri and La Punta Estates for wide panoramic views from large private estates, El Encanto and Las Marietas for hillside condominium views at a lower rate, and Iyari for contemporary homes with views over both the ocean and the golf course. Ranchos and Porta Fortuna sit lower and closer to the water, so the view is nearer but narrower.

How far is the beach from an ocean-view villa?

In most of the peninsula it is a few minutes on foot or by golf cart to a beach club. Punta Mita is a gated resort, so no community is far from the water — the difference is whether you cross anything to get there. Each villa page names its beach access.

Do ocean-view villas come with beach club access?

Most communities include access to a beach club, and villas in the Four Seasons residential community carry resort amenity access as well. Entitlements vary by villa and by season, and some carry a fee, so confirm with us before booking if beach club or golf access is the reason you are choosing a particular villa.
