— The house occupies an oceanfront lot in Iyari, one of the residential enclaves on the Punta Mita peninsula, the ground lifting off the shore and facing west, with its own steps to the beach — a stretch the owner calls one of the quieter ones out here. Puerto Vallarta International is the arrival airport. Groups who take a house at this scale tend not to go far: the pools, the spa rooms and the open-fire kitchen are what they booked it for. The owner also organises sailing, snorkelling trips, surf sessions and whale watching in season.

Open, layered interiors
Two floors, eight bedrooms, each with a bathroom of its own; ten bathrooms altogether. Every room has air conditioning and a ceiling fan.
Downstairs the house opens into living and dining rooms. There is a screening room, a games room set up for pool and foosball, and a bar. Cooking is Oaxacan, done on an open-fire oven.
Then the wellness rooms, which are the unusual part at this size: sauna, steam room, gym, massage cabins, ofuro bath, cold plunge.
Designed for the day outside
Two pools: one a lap pool in a double line, the other panoramic, and a jacuzzi set beside them. Out here there is also a terrace, seating in the open air, shade from sun umbrellas, and a barbecue.
Guests go down to the beach from the property itself. Two six-seat golf carts and eight bicycles stay with the house for moving around the estate.

Eight bedrooms, all en-suite, ten bathrooms in total.
Second floor. Sol and Luna are the master suites, each a king with a bathtub and a view to the water. Arena is a king with a bathtub, looking onto the garden. Marea is a king, garden side.
First floor. Isla, king, over the reflecting pool. Brisa, king, opening onto a garden terrace. Coral, king, garden. Lluvia holds two bunks and two full beds, and is where children or a sharing group usually end up.
Eighteen sleep here: two children and sixteen adults. Fourteen of the adults are in the seven king rooms, and Lluvia absorbs the other two along with the children. Bookings run to a three-night minimum, rising to seven nights in the holiday season.
Smaller parties can take it at six bedrooms — twelve guests — or anywhere up to all eight. The villa is exclusive to your group at any of those sizes, staffed exactly the same.

Which experiences come with the rate?
The owner includes several. A sail of four hours, with the bar open, food from the chef, and paddleboards and snorkelling kit aboard. A farewell dinner on your last evening, cooked to a signature menu a visiting chef wrote for this house. A photography session. Sixty minutes of massage per person. Sound healing, ninety minutes. A cooking class with the kitchen. And a guided trip to shop in Sayulita. Whether all of them apply depends on your dates and how many of you there are, so we check the list with the owner at quotation.
Does the chef cover all meals?
The kitchen is staffed from 9am to 9pm by a chef and an assistant, and menus are planned with the group. The food itself is not in the rate: groceries are billed separately, and stocking the house before you arrive costs extra. Same for laundry and dry cleaning.
How many can stay, and what is the shortest booking?
Eighteen in all - two children and sixteen adults. The seven kings hold fourteen of the adults; Lluvia, which has two bunks and a pair of full beds, takes the remaining two and the children. Three nights is the shortest booking the owner accepts, and seven over the holidays.
What does the spa amount to?
Six things, all on site: sauna, steam room, gym, massage cabins, ofuro bath, cold plunge. The owner sets up yoga, meditation, massage and fitness sessions to suit the group, and ninety minutes of sound healing is already in the rate. Bring in a trainer, a yoga teacher or further treatments and those are charged on top.
