Ranchos Punta Mita: Guide to Renting a Beachfront Estate
Ranchos is the community most groups picture when they imagine Punta Mita: the peninsula’s largest beachfront estates, several sitting directly on the sand, wrapped in privacy and full staff. If you’re planning a multigenerational trip, a milestone celebration, or a gathering of several families who want to be under one roof and steps from the water, this is where to start.
Here’s what makes Ranchos different, who it suits, and how to choose the right estate.
What defines Ranchos
Ranchos holds the biggest homes in the Punta Mita collection — villas running roughly six to twelve bedrooms, hosting up to twenty-eight guests. Many are oceanfront or beachfront with direct sand access, and all sit along one of the most desirable stretches of coastline inside the gated resort. Estates here typically come fully staffed, with housekeeping, concierge, and a private chef, so a large group can settle in without dividing across multiple villas.
Who Ranchos is best for
Large groups, multigenerational families, and celebrations. Because the homes are so big and so well staffed, groups tend to spend most of their time on-property — the beach is at the door, the pool is private, and meals are handled in-villa. If your priority is genuine beachfront and space for everyone together, Ranchos is hard to beat. Smaller groups who don’t need ten-plus bedrooms are usually better served in Porta Fortuna or Iyari.
Standout Ranchos estates
Casa Tau is the largest home in the collection — a twelve-bedroom beachfront estate hosting up to twenty-eight guests. Casa Amore and Casa Familia are other large ocean-view options for big groups. Newer additions include Casa Bella, a nine-bedroom Bali-inspired beachfront villa, and Casa del Oso, a ten-bedroom oceanfront estate.
The beach and setting
This is the community to choose when the sand is non-negotiable. Most Ranchos homes are oceanfront or beachfront, and all have beach access. You still have the full Punta Mita resort around you — beach clubs, the two Jack Nicklaus golf courses, tennis, dining, and spa are a short golf-cart ride away — while keeping the privacy of a staffed private estate.
