Punta Mita has seven condo communities, and they are more different than they look on a map. Some sit on the shore, some are elevated with long views over the bay, and some are built around the Jack Nicklaus golf courses. Choosing the right one matters more than choosing between two similar units in the same building.

The seven communities at a glance

Hacienda de Mita

Hacienda de Mita is the condo community closest to the sand: low-rise buildings near the El Anclote surf break and a short walk from Punta de Mita village. Several residences are listed as beachfront, others sit a row back with ocean views. Units run three and four bedrooms for up to eight guests, and many list a golf cart and housekeeping or a cook. It suits families who want to be near the water without renting an estate.

TAU Residences

TAU is the newest community on the peninsula, at its tip where the Bahia golf course meets the water. Every home is a three-bedroom condo, many with a private plunge or infinity pool, looking over the fairways to the bay; Tau Condo 612 is listed as oceanfront. It suits couples and small families who want newer construction close to the golf.

El Encanto

El Encanto sits on higher ground inside the resort, with wide views over the golf course and out to the bay. It is elevated rather than beachfront, so guests reach the sand through the beach clubs. Condos here run three and four bedrooms, several with private pools, and the community also has a few larger villas.

Las Marietas

Las Marietas is the largest condo community in our collection, named for the islands you can see offshore. Most homes are elevated three-bedroom condos with ocean views; two larger penthouses sleep up to 13, and two units are listed as beachfront or oceanfront. It suits couples and smaller groups who want a lock-and-leave stay.

Surf Residences

Surf Residences is a small community of larger homes on the water, built to sleep more guests than their bedroom count suggests. Our three residences have four and five bedrooms and sleep 14 to 16, and two are listed as oceanfront. They suit bigger families and groups who still want a residence rather than an estate.

Bolongo

Bolongo is the one community outside the Punta Mita gates, in the coastal town of Punta de Mita. It is gated and contemporary, with most homes facing the ocean and its own pools and beach club. The trade-off is simple: you give up Punta Mita resort membership for golf and the resort beach clubs, and in return get a modern oceanfront condo close to the village restaurants and marina.

Condo or villa?

A condo suits a family or small group who will be out most of the day, at the beach clubs, on the golf course or on the water, and want a comfortable, well-positioned base. If you need a whole private house, a private pool as standard, a larger staff or more bedrooms, a villa is the better fit: see our large villas, beachfront and oceanfront villas and ocean-view villas.

What is included with a Punta Mita condo

It varies by residence, which is why each listing states it. Many of our condos inside the gates list a golf cart, daily housekeeping and access to the resort facilities through a membership; some include a cook. A few points so there are no surprises:

• Beach clubs, golf, tennis and gym are reached through the membership attached to the residence, and usage fees apply. Our Club Punta Mita access fee guide explains how this works.
• Where a cook is included, guests usually cover the cost of groceries; full private-chef service is arranged separately.
• Bolongo is outside the gates and does not include Punta Mita resort membership.

Frequently asked questions

Are there beachfront condos in Punta Mita?

A few. Several Hacienda de Mita residences are listed as beachfront, and individual units in Las Marietas, TAU Residences, El Encanto, Surf Residences and Bolongo are listed as oceanfront or beachfront. Most other condos are elevated with ocean or golf views. Each listing states its exact position.

Which condo community is best for golfers?

TAU Residences and Las Terrazas sit on or above the Bahia course, and El Encanto overlooks the golf course. Access to play depends on the membership attached to each residence.

Which is best for a larger group?

Surf Residences, sleeping 14 to 16, and the larger Las Marietas penthouses, sleeping up to 13. Beyond that, a villa is usually the better choice.

What is the difference between Punta Mita and Punta de Mita?
