Why Punta Mita

Why Punta Mita for your luxury stay

A private, gated peninsula

Punta Mita is a controlled-access residential community, not a public resort strip. Quiet beaches, secure streets, and genuine privacy are the reason guests return year after year.

Two Jack Nicklaus Signature courses

Pacifico and Bahia, including the Tail of the Whale, the world only natural island green, reached by amphibious golf cart. Both are a short ride from every community on the peninsula.

Beach clubs and world-class resorts

Villa guests have access to the community beach clubs, with the Four Seasons and St. Regis on the same peninsula for dining, spa, and resort amenities.

Villas at every scale

150+ homes from three to twelve bedrooms, hosting six to twenty-eight guests. Full staff, a private chef, and concierge service are standard at the top of the range.

21 Exclusive Areas in Punta Mita

Punta Mita is made up of nineteen distinct communities, and choosing the right one matters as much as choosing the villa. The largest beachfront estates cluster in Ranchos and La Punta Estates. Families gravitate to the garden and golf villas of Lagos del Mar. Kupuri offers the most seclusion, while the condominium communities such as Las Marietas, Hacienda de Mita and TAU Residences put you inside the gates at a smaller scale.

About Punta Mita

Punta Mita Luxury Villa Rentals

What separates Punta Mita from the rest of the Pacific coast is control. The peninsula is gated and residential rather than a public resort strip, which is why the beaches stay quiet and why the same families return year after year. Inside the gates sit more than a dozen distinct communities, two championship golf courses, private beach clubs, and the amenities of two of the world best-known resort brands. Renting a villa here means having the space, staff, and privacy of a private home with the service infrastructure of a resort a short golf-cart ride away. It suits multigenerational families, groups of friends travelling together, and celebrations that need everyone under one roof.

Dining in is part of that: a private chef can be arranged on request for any villa, coordinated by our concierge and quoted before you confirm. If you are travelling with children or several generations, our family villas in Punta Mita are picked for private pools and room to spread out.

Destination Guide

Your guide to Punta Mita

Why Visit Punta Mita

Punta Mita earns its reputation on three things: privacy, the golf, and the quality of the homes. The peninsula is gated and residential, so the beaches are quiet and the streets are secure in a way that public resort towns on the Pacific coast are not. It sits close enough to Puerto Vallarta to be easy to reach, and far enough to feel separate.

For villa guests specifically, the appeal is scale. Punta Mita has genuinely large private homes with resident staff, which means a multigenerational family or a group of friends can take a single beachfront estate rather than splitting across hotel rooms. Add a private chef, a golf cart, and beach club access, and the villa becomes the trip rather than just the accommodation.

Where to Stay

Choosing the right community matters as much as choosing the villa. A short guide:

 • Beachfront estates – Ranchos and La Punta Estates hold the largest homes on the sand, from six to twelve bedrooms.
 • Families – Lagos del Mar offers garden plots, golf views, and quiet residential streets, a short ride from the beach.
 • Maximum privacy – Kupuri sits on the northern oceanfront edge, away from resort foot traffic.
 • Smaller groups and couples – the condominium communities (Las Marietas, Hacienda de Mita, TAU Residences, Las Terrazas) put you inside the gates without the cost of a private estate.
 • Resort access – the Four Seasons villas and El Encanto sit closest to the resort core.

If direct beach access is non-negotiable, say so early. It narrows the list quickly.

When to Visit

The dry season runs roughly November to April, and that is when most guests visit: warm days, low humidity, and reliably clear water. It is also the busiest and most expensive window, and the largest estates sell out for Christmas, New Year, and Semana Santa often a year in advance.

Humpback whales pass through the bay from roughly December to March, and many boat trips out to the Islas Marietas turn into whale watching along the way.

The summer and early autumn months are hotter and more humid, with a higher chance of rain, but they are also quieter and better value. Hurricane season on this coast runs June to November; serious impacts at Punta Mita are uncommon, but travel insurance is sensible for that window.

Getting There

The gateway is Puerto Vallarta International Airport (PVR), which has direct flights from most major US and Canadian hubs and from Mexico City.

From the airport, Punta Mita is roughly a 45-minute drive north along the coast. We arrange private transfers for arriving guests, which is the simplest option with luggage and children.

Punta Mita is a gated community with controlled access. Guest names are registered with security in advance of arrival, so send us your full guest list before you travel. Once inside, most villas include a golf cart, which is the normal way to move around the peninsula.

What to Do

Golf. Two Jack Nicklaus Signature courses, Pacifico and Bahia. Pacifico is home to the Tail of the Whale, the world only natural island green, reached by amphibious cart.

The Islas Marietas. A protected national park a short boat ride offshore, known for the Hidden Beach (Playa del Amor), snorkelling, manta rays, and blue-footed boobies. Access is permit-controlled; the concierge can arrange a licensed trip.

Surf. Punta Mita has a well-known break, and the gentler beaches suit beginners and children.

Beach clubs and dining. Villa guests can use the community beach clubs, and the Four Seasons and St. Regis add restaurants and spa facilities on the same peninsula. The village of Punta de Mita, just outside the gates, has excellent, unpretentious seafood.

Whale watching from December to March, and sport fishing year-round from the marina.

What to Know

It is gated. Punta Mita is a private community with controlled access. Send your full guest list ahead of arrival so security can register everyone.

Staff and chef. Larger villas come with resident staff, typically housekeeping, concierge, and a private chef. What is included varies by home, so confirm it when you inquire. A chef is usually the single biggest quality-of-life upgrade for a group.

Golf carts. Most villas include one. It is how people get around the peninsula.

Book peak dates early. Christmas, New Year, and Semana Santa sell out well in advance, especially the large estates.

Currency. The Mexican Peso is standard, and US Dollars are widely accepted. Spanish is the local language; English is widely spoken across the community.

Book direct. We represent these villas directly, so you deal with the people who know the homes rather than an OTA call centre.
