A private villa or estate gives you a whole house, a private pool and, usually, a full staff. A condo sits within a shared community, often with a shared or plunge pool, and typically includes a resort membership, a golf cart and daily housekeeping. Condos suit groups of up to eight or so who want Punta Mita’s location, beach clubs and golf without the price of a full estate. Hacienda de Mita: the beachfront condos
Hacienda de Mita is Punta Mita’s beachfront condo community, set on the quiet stretch of sand in front of the El Anclote surf break. These are the residences to choose if you want to step from your building toward the beach. Units are generally three bedrooms plus a flex or carriage room (sleeping around eight), with a Premier Membership, a cook and a maid, and access to the community pool and gardens.

TAU Residences: ocean and golf at the peninsula tip
TAU sits toward the tip of the peninsula, with residences that look over the golf course to the ocean. These condos work well for couples and families who want a modern base close to both the golf and the water.

What is usually included with a Punta Mita condo
Most of our condos include a community or resort membership, a six-seat golf cart and daily housekeeping, and several include a cook who prepares one home-style meal a day. A few honest notes so there are no surprises:
- Beach clubs, golf, tennis and gym are reached through the membership, and usage or green fees usually apply.
- Where a cook is included, you generally cover the cost of the groceries; full private-chef service is arranged separately.
- Golf carts often require a refundable on-site security deposit.
